Grout is porous. It absorbs dirt, grease, soap scum and everything you track across your floors. Over time it gets darker and darker until what used to be light gray or white grout now looks almost black. Mopping doesn't help because mop water just pushes dirty water deeper into those porous grout lines. And most tile cleaners use power washing that leaves stripes or harsh bleach and acid that damage your tile. That's not how we do it.

Here's what most people don't realize about mopping: it doesn't clean grout. It just rearranges the dirt. When you mop your tile floors, the dirty mop water flows right into those porous grout lines and sits there. Some of it evaporates but the dirt and grime stay behind, slowly building up layer after layer until your grout is permanently discolored.

This is especially common in Phoenix because tile is everywhere. Most homes here are 60-80% tile - kitchens, bathrooms, living rooms, hallways, entryways. That's a lot of grout lines absorbing dirt every single day. And because grout discoloration happens gradually, it's easy to miss. With carpet you notice traffic patterns right away. But grout just slowly gets darker and darker until one day you realize it looks terrible.

The other problem with mopping is that most people use the same mop water for the whole house. By the time you get to the last room, you're basically spreading dirty water around and pushing it into grout lines. Even if you change the water frequently, mopping still can't extract what's already embedded deep in the grout.

That's why professional tile and grout cleaning exists. We don't just push water around on the surface. We pre-spray to break down the buildup, use a CRB brush to agitate deep into the grout lines, extract everything out with a wand and finish with a microfiber mop to prevent streaking. That's what actually cleans grout instead of just moving dirt around.

The Problem With Power Washing and Why We Use a CRB Brush Instead

Most tile cleaning companies - especially the big franchises like Stanley Steemer - use truck-mounted power washing systems. They have spinning heads that shoot high-pressure water to blast dirt out of grout lines. In theory this sounds great. In practice it creates problems.

First, power washing moves too fast. The technician is pulling a wand across your floor trying to finish quickly and the spinning head leaves stripes - clean grout where the water hit directly and dirty grout in between. I've had multiple customers call me after getting their tile "cleaned" by franchises and show me the striping pattern left behind. It looks worse than before because now the color difference is obvious.

Second, power washing doesn't actually agitate the grout. It's just blasting water at the surface. For light surface dirt this works okay. For buildup that's been accumulating for years, water pressure alone isn't enough. You need mechanical agitation to break up and lift that embedded grime.

That's why we use a CRB (Counter Rotating Brush) machine with specialized tile brushes. After pre-spraying the floor with our organic citrus solution, we run the CRB over every section. The brushes agitate deep into the grout lines and break up the buildup. Then we extract it all out with a wand - not power washing, just proper extraction. Finally we follow up with a microfiber mop to pick up any remaining solution and prevent streaking.

This method takes longer than power washing but it actually works. No stripes. No missed spots. Just consistently clean grout across your entire floor.

What We Don't Clean: High-End Natural Stone Like Travertine and Marble

Early in my tile cleaning career, I made a mistake that taught me an important lesson. A customer had travertine tile that had been resurfaced and sealed to a high gloss finish. She didn't mention this and I didn't check for it because I was still learning. When we finished cleaning, her glossy travertine was now dull. The main hallway faced directly into the sunset and the dull finish was glaringly obvious.

I went home, researched how to fix it, called the other All Ways Organic locations and used every resource I had to learn how to seal tile properly. I came back a week later - which meant I had to re-clean everything first - then sealed it. She was happy with the final result but I didn't charge her for the second visit. I spent three times the amount of time that job should have taken, bought sealant out of my own pocket and learned a valuable lesson about staying in my lane.

Here's the thing: high-end natural stone like travertine, marble and polished slate isn't in the "cleaning" category. It's in the "restoration" category. These materials need specialized resurfacing, polishing and sealing that requires different equipment and expertise. We clean tile. We don't restore it.

So if you have travertine, marble or other high-end natural stone, I'll be honest with you upfront - we're not the right company for that job. We focus on ceramic and porcelain tile, which is what 90% of Phoenix homes have anyway. Some natural stone we can handle but anything that's been sealed or needs polishing is outside our scope.

I'd rather turn down a job than make another mistake like that travertine situation. Accountability matters more than getting every sale.

Setting Realistic Expectations: What Tile Cleaning Can and Can't Do

Let me be straight with you about grout restoration. If your grout was originally pure white and it's now black from years of buildup, it's not going back to pure white without recoloring. Professional cleaning will lighten it significantly but there are limits to what can be removed.

Here's what typically happens: the less-dirty areas of grout will clean up really well and look close to the original color. The really bad areas - high traffic zones, spots near the stove or sink - will lighten and blend toward that cleaner color but they won't match perfectly. The good news is that once everything is cleaned, the color difference becomes less drastic and your eye doesn't get drawn to it anymore.

This is why we require an inspection before quoting tile jobs. I need to see the grout in person to estimate how much improvement is realistic. I also need to check if the tile has existing sealant on it because our cleaning process will strip that seal off. If you don't know whether your tile is sealed, I can test it during the inspection.

I also check for tile damage, cracked grout, loose tiles or any other issues that could get worse during cleaning. If I see problems that need to be fixed before cleaning, I'll tell you that upfront. My goal is to set honest expectations so you know exactly what you're getting before we start.

Most customers are thrilled with the results even when the grout doesn't go back to perfect original color. The improvement is dramatic enough that their floors look completely different. But I'd rather have you understand the limitations before we start than be disappointed after.

Will cleaning damage my tile or strip the sealant?+

Our organic citrus products won't damage ceramic or porcelain tile. However, if your tile has been sealed, our cleaning process will strip that sealant off. That's why we check during the inspection. If your tile is sealed and you want to keep the seal, professional cleaning isn't recommended. If you're not sure whether your tile is sealed, I can test it during the inspection to make sure we don't cause any issues.
